Terms of use and product limits

Nookera provides a buyer-side property screening report for Victorian properties. It helps you ask better questions, but it is not legal, financial, valuation, building, pest, survey, planning, conveyancing, insurance, or engineering advice.

1. Scope

These terms apply to the Nookera website, customer accounts, checkout, subscriptions, report generation, support, and downloads unless we provide updated written terms.

2. Business identity

The supplier is BlackAurum Pty Ltd · ABN 74 696 572 666. If you have account, payment, report, privacy, or support questions, contact hello@nookera.com.au.

3. Acceptance

By creating an account, starting checkout, starting a subscription, using an included report, downloading a report, or otherwise using the service, you agree to these terms and to the linked Privacy policy, Refund and cancellation policy, Delivery policy, Promotional pricing and subscriptions policy, Disclosure, Data sources, Automated analysis disclosure, and Methodology pages.

4. Eligibility and account security

You must be at least 18 years old, able to form a binding contract, and authorised to use the email address and payment method you provide. You are responsible for keeping your sign-in details secure and for activity on your account unless caused by our failure to use reasonable care and skill.

5. What you buy

Starter is A$19 for the first month, then A$59/month, billed monthly until cancelled, with 5 included reports each paid billing period. Pro is A$99/month, billed monthly until cancelled, with 20 included reports each paid billing period. A single-report checkout remains available for one selected Victorian property address at A$39. Active Pro customers may choose a paid Pro report for the selected property at the current Pro report price without using monthly included reports. Prices are in AUD and include GST.

6. Monthly subscriptions and included reports

Monthly included reports are a subscription allowance for the current paid billing period. They are not cash credits, they do not roll over, and unused included reports expire at the end of the billing period. Cancelling a subscription stops future renewal; access to any current-period allowance depends on the plan status, payment status, and the rules shown in Stripe Customer Portal and the Promotional pricing and subscriptions policy.

7. Online availability

About 96.5% of Victorian addresses shown in Nookera search can start online. About 3.5% are not currently available for online reports. Online availability depends on whether the selected Victorian property can be matched to the official property record used by the report. Availability is checked for the selected property before payment. Before purchase, customers must accept that online address availability is not 100% and that disclosed unavailable-address, property-verification, source-availability, or report-limitation outcomes are not by themselves refund reasons. This does not limit any right under the Australian Consumer Law or any other law that cannot be excluded.

8. Receipts and invoices

Card processing, receipts, and invoice PDFs are handled through Stripe after payment. The supplier is BlackAurum Pty Ltd · ABN 74 696 572 666. Keep the Stripe receipt or invoice email as proof of purchase; signed-in customers can also reopen Stripe invoice links from their account where available. If Stripe provides a PDF for that invoice, download it from the Stripe invoice page. If you need help with a receipt, invoice, refund, or account record, contact hello@nookera.com.au.

9. Delivery basis

For supported online properties, report generation starts only after payment or included-report use is verified. A report is usually ready in a few minutes; allow up to 24 hours when official sources are slow or unavailable. If an ordered report cannot be completed within the delivery window, check your order page or account for the latest status and contact hello@nookera.com.au; support may complete the report, confirm a replacement path, or handle a refund under the Refund and cancellation policy.

10. Product limits

Nookera does not replace a Section 32 statement, title search, survey, planning certificate, building certificate, land information certificate, building inspection, pest inspection, engineering assessment, insurance assessment, legal advice, council advice, professional valuation, lender assessment, or due-diligence advice from a qualified professional.

11. Reasonable care and skill

We use reasonable care and skill to prepare each report from the official and open data available at the time of generation. The report is a desk-based screening product only. It is designed to help you identify questions and follow-up items before you rely on other professional advice.

12. Third-party source data

Reports are built from government, official, and open source data. A result can only be as current and complete as those sources. Source providers may change, correct, withdraw, or limit access to their data. If official data is unavailable or unclear, your report may take longer and we may contact you.

13. Permitted use

You may use your purchased report for your own property screening, internal records, and discussions with your agent, conveyancer, solicitor, planner, inspector, lender, insurer, or other adviser. You must not scrape the website, overload the service, resell reports as a standalone data product, remove attribution, reverse engineer source datasets, or use the service to create a competing property-data product.

14. Automated analysis

Nookera uses automated checks to assemble and explain report evidence. Automated output may miss issues, misunderstand incomplete source data, or require professional follow-up. You remain responsible for deciding what advice to obtain before signing, bidding, buying, developing, financing, or insuring a property.

15. Suspension and misuse

We may suspend or limit an account where we reasonably believe it is being used for fraud, payment abuse, unauthorised access, scraping, interference with service reliability, breach of these terms, or other unlawful conduct. We will keep refund and consumer-law obligations separate from any account limitation.

16. Liability limit

To the maximum extent permitted by law, our total liability for direct loss arising from a single report is limited to the amount you paid for that report. We are not liable for indirect, consequential, special, or economic loss, including loss of opportunity, loss of property value, lost profits, or costs arising because you used the report as the sole basis for a property decision.

17. Australian Consumer Law

Nothing in these terms excludes, restricts, or modifies any consumer guarantee, right, remedy, or liability under the Australian Consumer Law or any other law that cannot lawfully be excluded, restricted, or modified. Where a term is limited by law, it applies only to the maximum extent permitted by that law.

18. Governing law and disputes

These terms are governed by the laws of Victoria, Australia. Before starting formal proceedings, please contact hello@nookera.com.au so we can try to resolve the issue promptly. This does not limit any right you have under the Australian Consumer Law or another law that cannot be excluded.
